Description

The Senior Retail Real Estate Manager is responsible to provide strategic site recommendation and transaction advisory services inclusive of location due diligence, analysis and ratings based on business success criteria supporting the expanding Primary Care Organization (PCO). This is a portfolio of primary care clinics focused on providing service to the senior population and primarily location within retail (freestanding or anchored/nonanchored strip centers). Responsibilities include management of the transaction and lease/purchase negotiations provided by service provider and ongoing portfolio management and support to ensure compliance with lease agreements. Participating in and supporting the budget development and strategic planning.

Responsibilities


Responsible for site selection and negotiations of lease terms for new and existing locations within designated region
Have a strong understanding of assigned territory including retail trends, traffic flow, demographics etc
Provide strategic site selection and transaction advisory services for the clinical real estate portfolio
Continuously scout target markets to identify real estate options and stay current with local market conditions and trends
Oversight of service provider transaction management services.
Coordinate cross functionally with project management, design, facility management
Manage and lead site selection tours with business partners
Serve as point of escalation for lease negotiation or other property issues in partnership with facilities management and lease administration
Vendor/service provider management and quality control on leases, market comparables and other deliverables
Review and advise service provider on strategic financial intent of transaction
Provide ongoing input on process improvement opportunities


Required Qualifications


Bachelor's degree
5 or more years experience in programmatic site selection and transaction management services of consumer facing locations (clinical, retail, etc.)
10 or more years experience in commercial real estate transaction management, brokerage or equivalent
Must be passionate about contributing to an organization focused on continuously improving consumer experiences
Excellent communications and consulting skills
Ability to travel up to 60% based on business needs and projects


Preferred Qualifications


Master's Degree
Certification - Six Sigma Black Belt
CCIM (certification in commercial investment management)
PMP (project management professional) certification

The role is located in KY, GA, TN, AZ, NV, NC, or TX.

Work-At-Home Requirements


WAH requirements: Must have the ability to provide a high speed DSL or cable modem for a home office.
