Description
The Senior Real Estate Construction Manager (aka Program Manager) leads or coordinates construction projects supporting Workplace Solutions (WPS). Typical projects include but are not limited to new facility construction, tenant improvements involving addition/expansion or extension of an existing facility, renovations or alterations, Infrastructure installations or improvements, rebranding programs, etc. The Sr. Real Estate Construction Manager shall work in collaboration with internal/external project team stakeholders, construction contractors and WPS Management. The Senior Real Estate Construction Manager work assignments involve moderately complex to complex issues where the analysis of situations or data requires the aptitude to problem solve factors that may impact the project delivery.
Responsibilities
The Senior Real Estate Construction Manager will oversee a corporate Portfolio Delivery Program of up to 60-75 projects annually. Estimated total value ranges from $50.0-$100.0M in capital investments. The Associate collaborates with internal real estate professionals, business partners and a team of Project Managers to optimize project management planning, execution and delivery. Work assignments involve moderately complex to complex projects requiring thorough situational analysis and timely decision making, communications and potential leadership escalations.
In addition, the Associate:
Manages the Louisville and Hub Corporate Portfolios.
Work Style is classified as Hybrid Office. The Program Manager is Louisville based and expected to office in Louisville no less than '3' days per week.
Collaborates with the WPS Business Leads to interpret and integrate End User requirements into the annual strategic planning for Portfolio Delivery.
Oversees a portfolio/program of projects, including project scope, schedule, cost, change control, quality, communications, risk management, procurement, stakeholder engagement, financial approvals and reporting.
Supports and as appropriate, provides guidance to the project management resources in the execution of projects.
Ensures governance fundamentals are exhibited in project budgets, purchase orders, change orders, task orders, single-sourcing requests, and vendor selection.
Coordinates the preparation and presents funding transfer/add-on needs to BU, BL and FAB Team for review/approval.
Serves as the primary point of escalation to/from the Project Manager.
Develops, continuously improves, and ensures compliance with project policies, procedures, standards, best practices, templates, forms, tools, frameworks and methodologies.
Optimizes and integrates the appropriate internal WPS Stakeholders to deliver a portfolio, program or group of related projects.
Collaborates to ensure the performance of project management partners meets scorecard metrics and/or key performance indicators. Mitigates process gaps: continuous improvement specific to Business Team alignment and/or Humana process and standards.
Consults with internal real estate professionals/business partners during project initiation and assists project manager to develop scope, budget and schedule as required.
Assists Portfolio Delivery Leadership in developing the annual capital budget for a portfolio/program of projects.
Provides Portfolio Delivery Leadership with regular updates and feedback tied to the 30/60/90 Day Look Ahead planning initiatives.
Develops presentation materials to facilitate key decisions and is able to effectively engage executive levels of management.
Identifies and/or escalates project risks and provides oversight for effective mitigation planning.
Ensures Project Managers smoothly transfer projects and deliverables between project phases: e.g. project charter approval (Initiate), project funding approval and coordinate effective design solutions consistent with budgetary constraints (Plan), support project delivery and transition to Facility Management and business End Users (Execute), and project/financial closeout (Close).
Ensures there is sufficient information in the Charter to effectively initiate a project.
Identifies value engineering opportunities which can be broadly implemented across a portfolio/program of projects.
Collaborates with all WPS Work Streams to share Lessons Learned and facilitate WPS process improvement and End User experience.
Coordinates the identification of Cost Saves/Avoidances through the project management team.
Ensures project compliance with policies and procedures impacting Environmental Health and Safety.
Ensures project compliance with safeguards to protect associate and patient confidentiality.
Participates in regularly scheduled '2 in a box' discussions with the Associate Director of Project Management, Business Lead and other WPS Stakeholders (as required).
Effectively and consistently projects the WPS Brand with internal/external Stakeholders, Business Leaders and Executive leadership.
When necessary, supports and reinforces Humana's COVID protocols at all project jobsites.
The Program Manager supports WPS policy dedicated to ensuring the best outcomes impacting the Associate Experience.
Required Qualifications
Bachelor's degree or equivalent job experience.
5 or more years' experience in Architecture, Architectural CA or Project Management.
5 or more years' experience Interior Design, Project Management, Construction Management, Civil or Mechanical Engineering, Financial Degree or Business Administration.
Demonstrated verbal ,written communication and consulting skills
This role is hybrid office, located in Louisville, Kentucky. If selected for hire, there is a 3 day work week required in office. Relocation assistance is not provided.
This role will have up to 20% travel , which will be determined based on business need. Travel will generally be during the work week, weekends are allocated for critical purposes only.
